Critical Code Requirements
Attached garages MUST use Type X fire-rated drywall! Building codes require 5/8″ Type X fire-rated drywall on garage ceilings and walls that adjoin living spaces. This includes the wall between garage and house AND the ceiling if there’s living space above. Standard 1/2″ drywall is ILLEGAL in these areas. Fire-rated drywall provides 1-hour fire resistance. Garage entry doors must be fire-rated too. Always pull permits – inspectors check this! Failure to comply can void insurance and create sale problems.

Money-Saving Strategies
Professional tips to reduce finishing costs
DIY Prep Work
Save $500-1,000 by cleaning studs, installing insulation, and running wire yourself. Pros charge premium for prep. Have everything ready before drywall crew arrives.
Buy Materials Yourself
Purchase drywall, mud, and paint during sales – save 20-30%. Contractors mark up materials 15-25%. Free delivery on large orders. Store properly to prevent damage.
Skip Smooth Walls
Orange peel or knockdown texture hides imperfections and costs less than smooth finish. Saves $0.50-1.00/sq ft. Easier to patch later. Most garages don’t need Level 5.
Partial Finishing
Finish only walls you’ll see – skip behind storage systems. Or finish to 8′ height only. Can save 30-40% on larger garages. Complete later if needed.
Combine Projects
Finishing garage while crews on-site for home remodel saves mobilization costs. Share dumpster, equipment. Can reduce labor 15-20%. Best with same contractor.
Paint Yourself
DIY painting saves $0.50-1.50/sq ft. Rent sprayer for $100/day for fast results. Watch YouTube tutorials. Buy quality paint – cheap paint needs more coats.
